Early check-in and late check-out are subject to availability and not permitted without prior arrangement. The following additional fees will incur for late checkout:

12pm - 6pm: 50% of nightly rate will be charged.

After 6pm: 100% of nightly rate will be charged.
Payment conditions
The following payment options apply to direct bookings only:
Full payment or partial payment via bank transfer is required to confirm your reservation. If you pay in EUR or AUD you will be charged according to EUR or AUD pricing as stated on our website.
An invoice with payment instructions will be emailed to you. See our available payment options below:
Full Payment:

We accept full payment for a hassle-free reservation.
Partial Payment:

To confirm your reservation, a 50% down payment is required on the day of booking.

The remaining 50% must be paid at least 6 weeks prior to your arrival. You'll be informed of the due date.

This payment method does not apply to last-minute bookings.
Children Policy
For safety reasons, children must be supervised at all times during their stay.

Pet Policy
Pets are not allowed on the premises.

Smoking Policy
Smoking or vaping indoors is strictly not allowed. Any evidence of smoking or vaping indoors will result in a cleaning and deodorising fee.

Events Policy

Strictly allowed for guests' small wedding or birthday party only.

Fireworks or Sky Lanterns are not allowed.

Guests must follow our quiet hours are 9:00 pm - 7:00 am.

Guests must inform us if they will have a wedding or birthday party at our villa.

Extra Guests & Visitors
Only registered guests are permitted to stay overnight. Visitors are allowed only with prior approval and must comply with all house rules. Any visitor not registered under the booking who remains on the property overnight will be treated as an additional guest, and the applicable extra guest fee will be charged.

Noise & Neighbour Consideration
Guests must ensure noise is kept to a reasonable level at all times and must respect the peace and privacy of neighbouring properties. Any disturbance leading to a complaint may result in the stay being terminated without refund.

Guest Responsibility for Damage
We do not collect a security deposit; however, guests are responsible for any damage, breakage, or loss to the property, furnishings, appliances, or amenities caused by themselves or their visitors during their stay.

Cancellation Policy

24-hour grace period: Guests may cancel for a full refund within 24 hours of booking, provided the reservation was confirmed at least 30 days prior to check-in.

No refunds after grace period: Cancellations made after the 24-hour window are non-refundable.

Last-minute bookings: Reservations confirmed less than 30 days before check-in are non-refundable from the moment of booking. The 24-hour grace period does not apply.

No-show: No refund will be given for a no-show.​
​Bookings made through Online Travel Agency (OTA) platforms are subject to the OTA’s applicable cancellation policy.
